Residential Property Manager

One to One Personnel are seeking an organised, proactive, and customer‑focused Residential Property Manager to join our client’s successful estate agency team. The successful candidate will be responsible for managing a portfolio of residential properties, ensuring excellent service to landlords and tenants while maintaining compliance with all legal and regulatory requirements. This role requires strong communication skills, attention to detail, and the ability to manage multiple tasks in a fast‑paced environment.

Key Responsibilities

  • Manage a portfolio of residential properties, acting as the main point of contact for landlords and tenants
  • Conduct regular property inspections and ensure maintenance issues are identified, reported, and resolved promptly
  • Coordinate repairs, maintenance, and contractor visits, ensuring work is completed to a high standard
  • Handle rent reviews, check‑ins, check‑outs, and deposit returns
  • Ensure all properties comply with current legislation, including safety certificates and regulatory requirements
  • Respond to tenant enquiries and resolve issues efficiently and professionally
  • Maintain accurate records, documentation, and property management systems
  • Liaise with landlords regarding property performance, maintenance needs, and tenancy updates
  • Support the lettings team with move‑ins, marketing updates, and property readiness
  • Manage rent arrears processes, including communication with tenants and landlords
  • Prepare reports, inspection notes, and updates for internal teams and clients
  • Assist with property refurbishments, quotes, and project coordination where required
  • Complete the tenant reference, prepare AST, prepare and send all compliance papers prior to move in and follow the steps to comply with the Renters Rights Act.

What you’ll need

  • Previous experience in property management, ideally lettings
  • Strong organisational and multitasking abilities
  • Excellent communication and interpersonal skills
  • Ability to handle challenging situations calmly and professionally
  • Good understanding of residential lettings legislation
  • Full UK driving licence and own car
  • Proactive and solution‑focused
  • Strong attention to detail
  • Able to work independently and as part of a team
  • Reliable, professional, and well‑presented

  • Monday – Thursdays 9am – 6pm (1 hour lunch) Fridays 8am – 5pm (one Saturday a month 9am – 1pm)
